Scope of Services

The following list is meant to serve as a general scope of work that will be performed.  It is not intended to limit the services available.

Property Turnover

  • We perform a thorough inspection of the property upon a tenant’s move-in.  Our move-in inspection is a 6 page detailed report accompanied with lots of photos in order to document the condition of the property at the time of the tenant’s move-in.
  • We take lots of pictures & perform a thorough inspection of the property upon the tenant’s move-out comparing its’ current condition to the condition of the home at the time of the tenant’s move-in.  We make sure that the property is thoroughly cleaned & that the tenant leaves it in the same or better condition than when the tenant moved in.  Should the tenant move-out leaving the property in a ‘less than state’, their security deposit will be subject to retention according to Florida Statute 83.49.
  • Obtain competitive estimates for any necessary and approved repairs to the property ensuring that it is ready for your next tenant.  Unlike other property management companies, we don’t charge any mark up on services provided by vendors.  The price that the vendor would charge us, is the same price that they would charge to you.
  • Turn on utilities for owners when necessary

  • Serve rent increase and tenancy termination notices
  • Prepare and post a 3-day eviction notice when necessary
  • Handling eviction process for uncontested evictions
  • Timely processing of invoices as approved by owner which can be taken out of rental revenue.
  • Timely preparation of monthly financial reports outlining the property’s financial performance and detailing all income & expenses
  • Timely disbursement of available funds
  • Maintain accurate financial records providing online access at any time for owner to view tenant’s payment history, run financial reports, view invoices, & more!
  • Online access for tenants to view their payment history


  • Conduct inspections of the property including monitoring vendor work quality, identifying areas of concern, and making recommendations to the owner.
  • Perform drive-by inspections ensuring that the tenants are performing their responsibilities to properly maintain the property (pool, landscaping, safe conditions, etc.)
  • Give rental violation notices when applicable
  • Categorize and maintain written log of tenant complaints, property repairs, etc.
  • Develop a Maintenance Plan for property based on its current condition and prioritizing any future improvements or repairs.
  • Set up a routine maintenance schedule for regular upkeep such as gutter cleaning, pest control, lawn care, exterior power washing, annual heat and AC servicing, pool maintenance, etc.
  • Online access for tenant to voice their concerns and to initiate maintenance requests
  • Keep track of appliance and equipment warranties.
  • We always keep you informed on the status of your property.  You can be involved as much or as little as you want to be.
  • Manage Work orders from beginning to end as directed by owner

Leasing Services

  • We are a licensed real estate brokerage firm too!  That means that we handle all of our leasing services in house.  There is no third party involved.
  • We will complete a detailed market analysis of your property each year so that you have the most up to date market value of your property.
  • Your property will be advertised on MLS, Realtor.com, Zillow, Trulia, Angel’s website, and more!
  • We guide you in understanding what improvements should be made to produce maximum rent and attract tenants who will take care of your home
  • Answer phone & email inquiries about vacancies
  • Show vacant units to prospective tenants
  • Tenant Screening – Placing the wrong tenant in your property can be very costly.  We screen all applicants thoroughly to make every effort to find reliable tenants who will pay their rent on time and who will treat your property as if it was their own. We have a rigorous tenant screening process.  We will provide the owner with each applicant’s credit, national criminal background & eviction reports.  We also provide the owner with proof of income/employment & residential history.   By providing you with this information, you are able to make an educated decision.  We can give you as much advice as you would like, but ultimately the decision is yours…you’re the boss!  We want you to feel good about who your tenants will be.
  • Negotiate lease terms
  • Prepare leases and give the required disclosure forms
  • Collect & hold escrow funds (security deposits, pet deposits, last months, etc.) according to Florida Statute 83.49.
